Mortgage search activity strengthened during June, with volumes increasing both month-on-month and year-on-year across most major lending categories, according to Twenty7tec’s latest mortgage market snapshot.

Mortgage searches totaled 1,774,749 during June, representing a 7% increase over May and 2% higher than June 2025, Twenty7tec found.

This makes June the first month this year to record growth both on a monthly and year-on-year basis.

Total residential searches reached 1,499,462, an 11% increase compared to May and 3% higher than the same month last year. Home purchase searches also returned to growth, rising 8% month-on-month to 679,151, while registering a 5% increase year-on-year.

First time buyer Activity also strengthened during June, with searches reaching 166,026, 9% higher than in May and 5% higher than June 2025. The increase indicates that first-time buyer activity has strengthened following the weak levels recorded in May.

Residential remortgage searches rose to 654,285, representing a 14% increase month over month and a 1% increase compared to the same period last year. The increase suggests that more borrowers were reviewing their options as they approached the end of existing fixed-rate deals, supported by ongoing competition between lenders in the market.

The buy-to-let market also strengthened compared to May.

Total buy-to-let searches rose 9% month-on-month to 275,284, while buy-to-let and remortgage searches rose 9%. However, year-on-year comparisons continue to present a more mixed picture, with overall buy-to-let searches down 5% from June 2025, and buy-to-let searches down 14%, suggesting investor activity remains quieter than the owner-occupied market.

The availability of mortgage products also increased during June, continuing the gradual recovery seen since April, as lenders adjusted their product ranges in response to changing market conditions.

Advisors also continued to look at increasingly complex lending scenarios. Sole proprietor co-borrower inquiries remained the most searched criteria topic, followed by foreign nationals, visa applicants, maximum age, negative credit, and self-employed applicants.

Twenty7tec Bank President Nakita Moss said: “Overall, a snapshot of the June mortgage market suggests that the market has regained momentum after the weak activity recorded in May.

“Search volumes across every major category increased month on month, while most residential categories also returned to year-on-year growth. Although buy-to-let activity remains below last year’s levels, the June figures point to a market that continues to adapt as borrowers respond to changing economic conditions and ongoing competition between lenders.”
